I would love to have that house.  I doubt I could even afford the property taxes, but it's a sweet set up.

TRUE: Ronald "Butch" DeFeo, Jr. killed his parents and four siblings in that house on November 13, 1974.

FALSE: Everything else.

All paranormal phenomena claimed by the Lutzes and dramatized in Jay Anson's novel, as well as subsequent films and sequels are fabrications.  The whole thing is a hoax.

The real drawbacks for potential buyers:
a.  You're living in a house where you know six people were murdered.  You don't have to believe in the supernatural for that to creep you out.
b.  In spite of remodeling the house, people still know where it is, and you will find rubbernecking dopes peering into your yard and taking photos.

It really is a beautiful house, totally remodeled (even the famous windows have been changed).

And as Maxwell stated the Lutzes made the whole thing up.

I agree with you that it does creep me out to know that 6 people were murdered there. There is probably some paranormal activity only because of that. Anyone who has studied anything about the paranormal knows that activity usually is caused by sudden and violent death.

c.   Most of the people old enough to have seen the movie in theaters are in their 50s (peak earning years) today.  Despite countless rubberneckers, 10-20 years from now when you want to sell it, the people who are actually willing to pay more than $1.15M (adjusted for inflation and a decent ROI on your investment) for a piece of pop culture history will be on a fixed income, and the 40-50somethings with an extra $1.15M in their pockets will be buying the land on which The Blair Witch Project was filmed.

I wouldn't doubt such atrocious acts would leave some kind of spiritual residue.  However, I don't believe it would necessarily be malevolent.  I would imagine it would be a mournful presence, at least to those who could tune in to it.  There haven't been any further stories since the Amityville Horror yarns.  I don't know how the Lutzes lived with themselves making up all that garbage and scaring the hell out of people.  That book really did traumatize some suggestible readers.  I have nothing against horror stories, but it is unethical to claim fiction is true.
